Mega Sale: Surfside Property Sells For $26.8 Million

A large property along Nantucket's south shore was sold Wednesday for a whopping $26.8 million in the largest residential home sale on the island so far in 2023. The listing broker, Gary Winn, believes it is the largest ever on Nantucket's south shore.

Here's what we know about the deal so far:

The sale includes three lots totaling 4.5-acres on Nonantum Avenue - located between Surfside and Nobadeer beaches - featuring a four-bedroom main house and garage/studio on one two-acre lot, as well as two adjoining undeveloped lots totaling another 2-plus acres, one of which also is a beachfront property.

According to property records, the seller was listed 25 Nonantum LLC, registered to William Brandt, of Jupiter, Fla. Brandt had owned the property since 2004, when he purchased it for $4.5 million.

The buyer was Nonantum 25 LLC, a limited liability company registered to Julie A. Christopher, of Westmont, Illinois. Christopher is the daughter Doris Christopher, the founder of The Pampered Chef, a multinational marketing company that offers a line of kitchen tools, food products, and cookbooks. The Pampered Chef was acquired by Berkshire Hathaway in 2002.

Twenty-five Nonantum Avenue was listed for sale in January by Maury People Sotheby's International broker Gary Winn for $33.7 million. The asking price had recently been reduced down to $29.7 million and sold Wednesday for $26.8 million.

Fisher Real Estate principal broker Brian Sullivan represented the buyers in the deal.

"This is a great property - big, at 4.5 acres - with plenty of room for expansion and room to do whatever you want, really," Winn told the Current on Wednesday. "It's a rare offering. We had several buyers interested, but these people are the only ones who stepped up to the plate."

The 2 percent Land Bank transfer fee paid by the buyer was $537,500.

"This was a high-end sale, but there were three lots that transferred and that represents value and opportunity for the next owner," Sullivan said. "There are multi-generational opportunities."

While the sale ranks among the largest ever for a residential property on Nantucket, it's still far less than the $36 million sale of 21 Lincoln Avenue in 2022, as well as Red Sox owner John Henry's $37 million acquisition of two abutting properties in Shimmo in June of last year.
