Redevelopment Plans Filed For Roastd Coffeeshop Property

A proposal submitted to the Planning Board would see the redevelopment of 159 Orange Street - home to the popular coffee shop Roastd - and two adjoining properties on West Creek Road. The plan calls for seven residential units, as well as office space and a new home for Roastd.

Roastd, which has expanded its footprint to several new locations across the island over the past year, is incorporated into the plan for the new development. The properties are owned by a partnership registered to a limited liability corporation managed by Island Energy Services CEO Todd Boling.

The plan proposes three buildings, but most of the attention is likely to focus on the first of the three, which would contain six housing units, office space, and Roastd’s new storefront. This building needs a special permit from the Planning Board to exceed the maximum number of housing units on the lot and the zoning district’s height cap of 30 feet. The new building is proposed to be 34 feet.

The other two buildings already exist on the site. One is the building that Roastd is currently in, and it will be used as office space and storage, after being moved. The other currently hosts offices for the Nantucket Architectural Group and has approval for a seventh housing unit.

The plan also needs approval for other special permits, including one to reduce parking from 27 to 21 spaces.

Beyond its original location at 159 Orange Street, Roastd now operates satellite coffeeshops at Airport Gas, Bartlett’s Farm, and the mid-island Stop & Shop on Sparks Avenue.
