This week’s Current Real Estate Roundup includes property transfers from September 28, 2023 to October 5, 2023. It includes last week's record sale of a pair of Monomoy Road properties for $42 million and a Pocomo Road property for $18 million.

68 & 72 Monomoy Road for $42,000,000 from Steven Cohen, Trustee of Mak Shack Trust to Ferry Views, LLC, 1.20 acres, a dweling, and a Land bank fee of $840,000 was paid. The assessed value of the properties is $21,802,334.

This real estate transaction was reported last week by the Current and Wall Street Journal – with the buyer being Barstool Sports Founder & Owner Dave Portnoy, who has owned property on the island in the past and has been a longtime visitor.

The combined 1.2-acre property features a waterside main dwelling, a guesthouse, and a pool that were completed in 2018 and 2019 by the Nantucket construction firm Reid Builders and designed by architect Andrew Kotchen of Workshop/APD and landscape architect Miroslava Ahern.

The two houses were also reported to be connected by an underground tunnel, however Portnoy said during his October 2 Barstool Rundown that he has no knowledge of this tunnel existing.

A source familiar with the estate said that the property does in fact have a tunnel - connecting the guesthouse to the shed on the upper part of the property, however it does not connect to the main house.

This property was previously owned by the late Yankee Candle founder Michael Kittredge, but it had since passed on to other owners. The property had sold just four years ago in 2019 for $11.6 million. The 6,379-square-foot main house was built in 1990.

64 and 66 Baxter Road for $10,000,000 from Elizabeth Singer, Trustee of 64 Sankaty Road Trust to Golden Pond LLC, 1.06 acres, vacant land, and a Land Bank fee of $200,000 was paid. The assessed value of the property is $4,494,900.

6 Stone Post Way for $7,500,000 from 6 Stone Post Way Realty Trust to Perpetuwhale Investments, LLC, .46 acres, a dwelling, and a Land Bank fee of $150,000 was paid. The assessed value of the property is $4,101,800.
