A Hulbert Avenue property sold on Thursday for a record-breaking $42.5 million, the highest sale price ever for a residential Nantucket property and the second-highest residential sale in Massachusetts history.

Known as "Blue Waters," the property at 57 Hulbert Avenue was designed by William Edward Shepherd, and was built in 1937. It was described by Lee Real Estate as "one of the most iconic properties on the island."

The property had been owned by the Fife family since 1972, and it had not been listed for sale publicly prior to Thursday's closing.

According to property records, the buyer of the property is Stella Blue Waters, LLC, but the true identity of the new owner was not disclosed.

The $42.5 million sale of 57 Hulbert Avenue eclipses the previous Nantucket record sale for a residential property set in 2023, when Barstool Sports founder Dave Portnoy purchased a Monomoy compound for $42 million.

It was just under the state record $43 million sale of a Martha's Vineyard property set just two months ago in September 2026.
